Planning application information requirements

All applications are required to be accompanied by the relevant national and local information requirements.

Householder applications - Planning Permission

Householder planning applications provide a simplified process for proposals to alter or enlarge a single house (but not a flat), including works within the boundary or garden. This is commonly used if you are a homeowner wishing to complete work on your home.

This does not apply to applications affecting flats, more than one house or changes of use. For these a Full Planning Permission request will be necessary.

Major planning application

The following types of application are classed as a major planning application:

  • Provision of 10 or more dwellings or
  • Development to be carried out on a site having an area of 0.5 hectares or more where the number of dwellings is not specified
  • The provision of a building or buildings where the floor space to be created by the development is 1,000 square metres or more; or
  • Development carried out on a site having an area of 1 hectare or more;
  • Waste development
  • Minerals working

Regulation 77 applications

Some permitted development proposals will be required to be assessed under Regulation 77 of the Habitat Regulations. Permission in Principle (PiP)

This is a consent route which establishes that a site is suitable for a specific amount of housing-led development in principle. This is an alternative way of obtaining planning permission for housing-led development which separates the consideration of matters of principle (stage one) from the technical detail (stage two).

To Note: Applications for Technical Details Consent (stage 2) based on a granted Permission in Principle should be submitted as a Full Planning Permission with details of the related Permission in Principle provided in the description.

Invalid applications

The Council will declare your application invalid if it does not contain required information. If the information requested is not submitted within 21 days we will return the application and make an administrative charge. We will deduct £191 for major planning applications and £65 for all other application types from any fee refund.
