Do I need building regulations?
You will need to have building regulation approval for most types of building work, including:
New buildings
- all new buildings
Extensions
- all house extensions
- roof extensions, balconies and roof terraces
- basements and basement extensions
Conversions
- converting a loft for use as a room
- garage conversions
- Creating a 'granny annex'
- subdividing a house into flats
- converting flats into a house
Alterations
- installing roof lights
- installing replacement windows and doors
- removal of walls or partitions and chimney breasts
- substantial renovation of a wall, floor, ceiling or a roof
- replacement of roof covering
- rendering and wall cladding
- underpinning a building
- fitting of sinks, baths, showers, WCs
- rewiring and alterations to electrical wiring
- installing or replacing heating appliances and hot water storage systems
- installing or replacing ventilation systems systems including opening up old fireplaces and lining flues
- installing or altering drainage
- installing solar panels and renewable energy projects.

Exemptions
Certain minor works do not need approval under the building regulations. These include some small detached garages, sheds, carports, porches and conservatories. For more information about all types of exempt buildings, please see exemption from building regulations on the planning portal.
Competent Person Scheme
Some work can be carried out without informing Building Control if you're using a registered installer from a competent persons scheme, including the following:
- Most repairs, replacements and maintenance work (except replacements of combustion appliances, oil tanks, electrical fuse boxes or glazing units which do need to be notified).
- Additional power points or lighting points or any other alterations to existing circuits (except around baths and showers).
- Like for like replacements of baths, toilets, windows, basins or sinks.
